ARDEX AF 825 is a water-based, solvent-free floorcovering tackifier with an acrylic emulsion formulation, designed for low odor and eco-friendly applications. With a short airing time, permanent tack, and protection against biodegradation, it also resists plasticiser migration and meets EMICODE EC1 PLUS standards for ultra-low emissions. Ideal for securing carpet tiles with various backings, ARDEX AF 825 also serves as a release adhesive for carpet underlays in double-stick installations and works well with castor-wheel chairs. Suitable for both commercial and residential settings, it is compatible with all ARDEX Latex and Water-based Levelling Compounds.

ARDEX AF 825 is designed to secure carpet tiles with bitumen, felt, fleece, and PVC/PUR backings. It also functions as a release adhesive for carpet underlays in double-stick applications, used with ARDEX AF 325 Carpet Adhesive for broadloom carpets. Suitable for both commercial and residential spaces, ARDEX AF 825 is compatible with all ARDEX Latex and Water-Based Levelling and Smoothing Compounds and is ideal for areas with chairs fitted with castor wheels.
Priming: While priming is generally unnecessary for ARDEX AF 825, highly absorbent surfaces may benefit from ARDEX P 51 Priming and Bonding Agent, diluted 1:3 with clean, cold water. This will extend working time and maximize adhesive coverage.
Substrate Preparation: The subfloor must include an effective damp-proof membrane, be dry (≤75% relative humidity), hard, clean, and free of barriers, following BS 5325 and BS 8204 standards. Dust should be vacuumed to enhance adhesive performance. Uneven surfaces should be leveled with ARDEX Levelling Compounds, such as ARDITEX NA or ARDEX K 39. For repairs up to 50mm thick, use ARDEX ARDURAPID A 45. Any wood-based underlays should be at their equilibrium moisture level before installation.
Mixing: ARDEX AF 825 is ready to use; however, mix thoroughly to ensure even polymer dispersion for optimal results.
Application: ARDEX AF 825 has an airing time of about 30 minutes on non-absorbent surfaces and 10 minutes on absorbent ones, drying to a transparent film within 24 hours. Maintain installation area temperatures as per floorcovering guidelines and BS 5325 for 48 hours before and after application. Use a short to medium pile roller to apply evenly to the prepared substrate, allowing the adhesive to dry fully. Avoid pooling or reintroducing excess adhesive to the container, as this could introduce contamination. For repeated replacement, ensure the adhesive bed remains clean by applying a new adhesive layer as needed.
Underfloor Heating: Commission underfloor heating systems per manufacturer instructions or according to BS 5325 and BS 8204. Gradually cycle subfloor temperatures before installation to allow any shrinkage to occur. For moisture tests, turn off the system 48 hours prior. Keep the temperature stable and avoid dropping below 15°C during and after installation. Post-installation, allow 48 hours at a constant temperature for proper curing.
Application – Double Stick Method: To secure the underlay, apply ARDEX AF 825 with a medium pile roller to the prepared subfloor, priming if necessary with diluted ARDEX P 51. Once the underlay is fixed, use ARDEX AF 325 to adhere the carpet, following the carpet manufacturer’s guidance.
High Temperature: ARDEX AF 825 is high-temperature resistant and suitable for underfloor heating systems, with a maximum floor temperature of 30°C. For areas with prolonged sun exposure, consider ARDEX AF 2575 or ARDEX AF 2525 for additional durability.
