Ultraplan Maxi 3230 is a grey powder composed of rapid-setting and hydrating special cements, selected graded silica sand, resins, and additives developed by MAPEI’s Research and Development Laboratories. When mixed with water, it forms a highly fluid and easily workable mortar that boasts excellent self-levelling properties, strong adhesion to substrates, and ultra-rapid drying times. This product can be applied using an automatic pressure pump for areas over 100 m² and can be spread in thicknesses of up to 30 mm without shrinking, cracking, or crazing. Ultraplan Maxi 3230 achieves high compressive and flexural strength and is resistant to indentation and abrasion, making it suitable for immediate flooring installation once dried, with the drying time dependent on factors like layer thickness, environmental temperature, humidity, and substrate absorption.

Ultraplan Maxi 3230 is designed for levelling and smoothing uneven surfaces with thicknesses ranging from 3 to 30 mm on both new and existing substrates, making them ready to accommodate various types of flooring that require high load-bearing capacity and resistance to traffic. This product is particularly effective in areas exposed to castor wheels and underfloor heating systems and is intended for interior applications only.

 

Application Examples:

Levelling Screeds: Used with electric heating cables before installing ceramic tiles or resilient flooring.

Concrete and Screeds: Ideal for levelling concrete slabs and cementitious screeds, including those made with Mapecem, Mapecem Pronto, Topcem, or Topcem Pronto.

Anhydrite Substrates: Effective for levelling prepared anhydrite substrates.

Subfloors with Heating Systems: Suitable for levelling subfloors that incorporate underfloor heating.

Existing Floors: Can be used to level existing concrete floors, terrazzo, ceramic, natural stone, and other flooring types.

 

 

Preparation of the Substrate

Before applying Ultraplan Maxi 3230, ensure that substrates are dry, stable, and free from dust, loose materials, paint, wax, oil, rust, and gypsum residues. Any cement-based surfaces that lack sufficient solidity must be either removed or consolidated using Prosfas. Repair any cracks with Eporip. Cementitious substrates should be primed with Eco Prim T Plus, diluted 1:2 with water, or with Primer LT as needed. Anhydrite screeds must be mechanically abraded and primed with Eco Prim T Plus (also diluted 1:2) before levelling with Ultraplan Maxi 3230. For non-absorbent substrates, clean them with detergents and mechanically abrade before applying Eco Prim Grip Plus, then wait for it to dry completely before levelling.

 

Preparing the Mix

To prepare the mix, pour a 25 kg bag of Ultraplan Maxi 3230 into a bucket containing 4.5-4.75 litres of clean water, then mix with a low-speed electric mixer until a homogeneous, lump-free, self-levelling mixture is achieved. Larger quantities can be mixed in suitable equipment. After allowing the mixture to rest for 2-3 minutes, re-stir it before use. The mixed product should be used within 30-40 minutes at a temperature of +23°C.

 

Applying the Mix

Apply Ultraplan Maxi 3230 in a single coat ranging from 3 to 30 mm thickness using a large metal trowel. To reduce aeration, a spiked roller may be employed. The product can also be applied using an automatic pressure pump. Thanks to its excellent self-levelling properties, Ultraplan Maxi 3230 effectively smooths out small imperfections, such as trowel marks. When installing underfloor heating systems, adhere to the proper substrate preparation and heating commissioning procedures. For large surfaces, follow all existing movement joints in the substrate and create control joints approximately every 50 m².
